Response and scheduling on the coast

Whitstable is roughly 35 to 45 minutes from Chatham, so we can be on site for a 7am start — genuinely useful in a town where parking near the beach and High Street becomes impossible later in the day, particularly in summer.

Our hours are Monday to Saturday, 7am to 7pm. For external coastal work we also plan around weather: sealing onto a salt-damp substrate or in driving rain wastes the material and the visit, so we would rather move a day than gun a joint that will fail.

The town is a mix of Victorian terraces, painted weatherboarded cottages and fishermen's houses near the harbour, inter-war and post-war housing inland, 1930s Tankerton seafront properties, converted beach-facing buildings, and a growing amount of contemporary coastal architecture with large glazed openings.

Commercially, it is cafés, restaurants, shops, holiday accommodation and small offices — buildings where washrooms, kitchens and shopfronts need sealing to a hygienic, watertight standard and where downtime directly costs trade.

Local conditions

Airborne salt settles on every seafront elevation in Whitstable and leaves a film on brick, render, timber and frames. Sealant applied straight over that film bonds to the salt rather than the substrate, and the bead peels cleanly away within a season or two — which is why so much coastal sealing looks like it was never stuck down at all.

Our preparation reflects that: joints are cleaned back, salts and residues removed, substrates dried, and primer used where the manufacturer specifies it. It is the unglamorous part of the job and the reason a coastal joint lasts.

North-facing seafront elevations take sustained wind-driven rain off the estuary, while south and west faces take the UV. Cheap, non-UV-stable sealant hardens, crazes into a network of fine cracks, then splits away from one side of the joint — usually the side you cannot see from the ground.

We use UV-stable external products, size joints so the bead can move, and tool them to a profile that sheds water rather than holding a bead of it against the frame.

Whitstable's weatherboarded cottages and fishermen's houses combine two hard problems: timber that moves seasonally, and a painted finish that silicone will not accept. Beads applied hard to moving boards split; beads applied where paint is needed can never be decorated over.

We choose between flexible silicone and paintable mastic joint by joint, and say which is going where on the quote. That decision is what keeps a painted coastal elevation looking right after the next repaint.

Back-to-back guest occupation means a coastal bathroom is wet almost continuously through the season, and coastal humidity means it never fully dries. Standard silicone blackens quickly in those conditions and reflects badly on the property in reviews.

We reseal with anti-mould, biocide-containing products, remove every trace of the old bead including the growth rooted beneath it, and dry the joint before sealing. Where extraction is the real problem, we will say so instead of selling you another reseal next year.

Why does sealant fail so fast on our seafront elevation?

Yes. We book to your changeover window, work early where needed, and aim to complete internal reseals in a single visit with cure times explained so the property can be back in use.

Can you quote without visiting the property?

For most internal and small external jobs, yes — send clear photographs and rough measurements and we will return a fixed written price. Larger external and at-height work we prefer to see.

Do you have insurance and accreditation?

£2 million public liability cover, CITB and CSCS accreditation, and RAMS issued on request for commercial work — all provided before we start.

Do you guarantee your sealant?

We do not advertise a guarantee. We specify for coastal exposure, prepare thoroughly and size the joint to move, and we will tell you plainly what life to expect on a salt-exposed elevation.
