### What perimeter sealing covers

Every window and external door sits in an opening slightly larger than itself. That gap — between frame and brick, render, stone or timber reveal — is closed with sealant, internally and externally. External beads keep driving rain and wind out; internal beads stop draughts and air leakage across the junction.

We remove failed or missing perimeter sealant, clean and prepare both faces of the joint, size the joint with backing rod where it is deep or irregular, and apply a weather-grade silicone tooled to a clean, even line that follows the frame. Cills, thresholds, trickle-vent junctions and mullion-to-frame joints are included, because those are the points where water actually finds its way in.

### Who it is for

Homeowners with draughty or leaking windows, especially in older Kent housing stock where frames have been replaced into openings that were never made good properly. Also landlords preparing properties for letting, and anyone who has had new windows fitted and been left with thin, patchy or already-split perimeter beads.

On the commercial side: main contractors and developers needing perimeter pointing across new builds, office refurbishments, building refurbishments and schools, where hundreds of metres of frame perimeter need sealing to a consistent line at handover.

### When it is needed

When you can feel air movement around a closed window, when there is a visible gap or a shrunken bead between frame and reveal, when the sealant has gone hard and crazed rather than rubbery, or when water appears on the inside of a reveal or cill after wind-driven rain.

Also immediately after window or door replacement, after render or brickwork repairs around openings, and as part of any external refurbishment where access equipment is already in place — sealing while the scaffold is up costs a fraction of sealing after it has been struck.

### Why professional application matters

Perimeter joints are the hardest working joints on a building. They face UV, wind-driven rain and daily thermal movement — an aluminium or uPVC frame expands and contracts noticeably between a frosty morning and a sunny afternoon. That movement is why a hard, over-thin or three-sided bead splits within a couple of seasons.

Getting it right means matching the product to the substrate (coated aluminium, uPVC, timber, brick, render and natural stone all behave differently), sizing the joint so the sealant can stretch, priming where the manufacturer requires it, and tooling the bead so water is shed off the face rather than sitting on a flat ledge of silicone.

What it costs to leave it

## A failed seal never  
stays a small problem

A failed perimeter joint costs you money every day it stays open — first in heat straight out of the building, then in damage to the fabric around the opening. Neither shows up as a dramatic event, which is precisely why it gets ignored until the plaster is spoiled.

### Heat and money out of the gap

Air leakage around frames is one of the largest uncontrolled heat losses in an older house. You feel it as a cold room that never quite warms up, and pay for it on every heating bill through the winter.

### Water into the reveal and cill

Driving rain finds any break in an external bead, tracks behind the frame and wets the reveal, cill and internal plaster. Left alone it lifts paint, blows plaster and rots timber sub-cills and window boards.

### Damp, mould and stained finishes

Persistently wet reveals grow mould around the frame and stain decoration in a hard band you cannot paint out. The repair then involves replastering and redecorating, not just resealing.

### Mistakes we get called out to fix

-   Sealing over a split, hard bead instead of cutting it out, so the new silicone moves with the old failing layer.
-   Using a cheap acrylic frame sealant externally — it has almost no movement capability and crazes within a season or two.
-   Filling deep or irregular perimeter gaps solid with sealant instead of using backing rod to control depth.
-   Sealing over damp render or brickwork after rain, or without cleaning dust from the reveal, so adhesion fails on the masonry side.
-   Sealing external trickle vents and drainage slots closed, trapping water inside the frame instead of letting it escape.

## Materials, methods  
and the variations we cover

### Products and substrates

Perimeter joints are sealed in weather-grade, movement-accommodating silicone from Mapei, Illbruck, CT1 and Arbo, chosen against the substrate. Neutral-cure low-modulus silicones are used where the joint meets coated aluminium, powder-coated frames, natural stone or polished finishes, because acidic-cure products can attack coatings and stain porous stone.

uPVC, timber and render each get a product and preparation regime that suits them. Porous masonry and render often require priming for reliable adhesion; freshly painted or freshly rendered reveals need to be genuinely cured before sealing, not just dry to the touch. Where a joint will be decorated over internally, a paintable sealant is specified instead of pure silicone, because paint will not hold on a silicone face.

### Method: geometry, depth and drainage

The perimeter gap around a replacement window is rarely even. Old openings are out of square, brick reveals are irregular, and gaps of 3mm at one end and 15mm at the other are normal. Sealing that as one continuous bead of whatever depth the gap happens to be produces a joint that is far too thick in places and cannot flex. Closed-cell backing rod is pressed into the deeper sections first to establish a consistent depth and prevent adhesion to the back of the joint, which is what allows the bead to stretch across two faces only.

The second detail is drainage. Windows are designed to let water that gets into the frame escape through drainage slots and to breathe through trickle vents. Those must stay open. A bead run blindly along a frame can seal a drainage path shut and turn a working window into a reservoir, which is why we check the frame detail before sealing rather than after.

### Variations of window and door sealing we cover

External perimeter pointing to uPVC, aluminium, timber and composite frames. Internal perimeter sealing at reveals, heads and window boards. Cill and sub-cill junctions, threshold and door-frame bases, French and bi-fold door perimeters, patio and sliding-door tracks. Bay window junctions, mullion and transom joints, and glazing-bead pointing where appropriate. Sealing to render, brick, block, stone, timber cladding and rainscreen reveals.

On commercial sites the same work scales up to whole elevations, often alongside curtain walling and cladding joints, worked from the access equipment provided and phased around other trades on the facade.

### Domestic and commercial differences

In a house, the job is typically a handful of openings, reachable from the ground or a tower, completed in a day, with the priority on draughts, comfort and a tidy line. We are also honest when sealant is not the answer: if a cill is failing, a frame is not packed correctly or the render detail above the head is dumping water into the joint, sealant will only hide it for a season and we will tell you that at the quote stage.

On commercial elevations the concerns are consistency, access and inspection.
